Self-Employed? Your Tax Strategy Shouldn't Cost You a Home Loan.
Stop letting bank algorithms assess you on a number your accountant works hard to minimise. Backed by in-house Chartered Accountants with banking industry experience, we help self-employed borrowers unlock their real borrowing capacity: qualifying on BAS statements, identifying tens of thousands in add-backs, and accessing specialist lenders unavailable through major banks.
Increase Your Assessable Income by Tens of Thousands: Our specialist brokers identify every legitimate add-back: depreciation, non-cash deductions, and business expenses banks routinely ignore, to maximise what lenders can lend you.

Your Self-Employed Lending Specialist
Meet Sam Eydlish
I spent years inside major financial institutions, managing home loan enquiries and working in internal dispute resolution. I've seen firsthand exactly how lenders assess complex income, where self-employed applications fall apart, and what it actually takes to get a difficult file approved.
I left banking to sit on your side of the table. Now I use that insider knowledge to package your application the way lenders want to see it, not the way a generalist broker assumes.
What makes EWM Finance genuinely different is the team behind me. Our firm is built on an accounting practice led by Anna Eydlish, a Chartered Accountant, Chartered Tax Advisor, and registered SMSF auditor. When your income structure is complex, you're not explaining it to someone who doesn't understand business finance. You're working with a team that understands it from the tax side and the lending side, simultaneously, something no standalone broker can offer.
Banking industry background: I know exactly how credit assessors evaluate complex income before I ever submit an application, which means fewer surprises and faster approvals.
00+ loan products, 30+ specialist lenders: Premium Broker status gives us access to non-bank lenders with self-employed policies the major banks simply don't have.
In-house Chartered Accountants: The only finance broking team where qualified accountants are part of your application strategy, not just a referral.
FAQ
Frequently Asked Questions
Everything you need to know about getting a home loan as a self-employed borrower.
The bank told me I don't earn enough to borrow what I need. Is that really my limit?
Usually not. Banks calculate borrowing capacity from taxable income: the number your accountant works hard to reduce. We assess your actual cash flow, identify applicable add-backs, and match you to lenders whose policies are built for business owners. What a bank declines in 10 minutes is often approvable with the right lender and application.
I've been self-employed for less than 2 years. Can I still apply?
Yes, in many cases. Some lenders accept 12 months of self-employment history, and our low doc and alt doc pathways use BAS statements, accountant letters, or bank statements in place of full tax returns, so your tax strategy and your borrowing capacity stay aligned. We'll tell you upfront what's possible for your exact situation. No guesswork.
What documents do I actually need?
It depends on the pathway: full doc, low doc, or alt doc. Most lenders want 1-2 years of tax returns and financials, recent BAS statements, and business bank statements. Some alt doc options require less. We confirm exactly what's needed after reviewing your position, so you're not gathering documents that won't be used.
Will applying hurt my credit score?
Not at the assessment stage. We pull a complimentary VEDA credit file before anything else, with no impact to your score. We identify the right lender first and only submit a formal application when we're confident of the outcome. Your file stays clean until the right moment.
How long does it take to get approved?
Once your documents are in order, a conditional pre-approval typically takes a few business days. The upfront work of knowing which lender fits and packaging the application correctly means we don't lose weeks in back-and-forth with credit teams.
How much does it cost?
Nothing. Our service is completely free to you. We are paid a commission by the lender at settlement. This is standard across all Australian mortgage brokers and has no impact on your rate or terms. If any unusual scenario involves a fee, it's always disclosed and agreed before anything proceeds.
